50 sq/m studio consisting of a fully equipped kitchen, a lounge area with a sofa bed (140 cm wide), a double bed and TV (portuguese channels only) and a separate bathroom with shower. Washing machine available.

The studio is on the lower floor with an independent entrance from the main house featuring a large garden with barbecue, a swimming pool and private parking parking. ideally located for surfers as it has space to store equipment. Internet connection ADSL available.
Breathtaking view over the Atlantic Ocean from the 'Cabo da Roca', (the westernmost point of Continental Europe) to the village of Ericeira.
The villa is located on the West of the Serra de Sintra (Sintra's mountain) hosting the Monastery dos Capuchos, the Peninha Chapel, the Monserrate Palace, the Mouros Castle, the Pena Palace and its gardens and the Seteais Palace. It is at the entrance of the little village of 'ulgueira' (typical portugues village), that has a restaurant and a mini market.

The bus to Cascais and Sintra stops at about 200 meters from the house. There is a bus (both direction) every hour. Cascais is at about 18km and Sintra about 15 km. From Sintra and Cascais you can easily go to lisbon by train, it will take you half an hour. 10 mins away is the beach of Guincho, ideal for surfing and windsurfing, also closeby are the beaches of Adraga, Praia Grande and Praia das Maçâs. All sports available in a radius of 15km. Various golf courses nearby.
Lisbon's International airport is 40 kms away.

Conditions

Minimum Stay 1 week
Arrival/ Departure on Saturdays
Arrival from 15.00 to 18.00 hours. In case of Delay it is essential to contact owner.
Departure until 10.00 hours
On receiving the keys a SECURITY DEPOSIT equivalent 80,00 Euros is to be paid against receipt
The rented object is to be left in the condition received, otherwise (and/or) in case of damage the respective costs will be deducted from the security deposit.
Should the number of persons occupying the object exceed the number of persons reserved / reconfirmed, the owner reserves the right to refuse admission.
The available towels are NOT to be taken to the beach.

Payment

25% deposit of the total amount due on reconfirmation of the booking. If deposits are not received within 21 days, reservation will be canceled without previous notification
75% remaining amount due 60 days prior to arrival
Payments should be effected by: Either Bank Cheque in the respective foreign currency indicated ORPostal Remittance (Mandat Postal)ORBank transfer
Bank charges will be supported by the customer

Cancellation

Up to 60 days prior to arrival...................................................10 % of the total amount
